Sellers and Buyers

Please be aware your tenancy may be subject to any of the following fees.

All offers are subject to contract, if you are interested in a rental all applicants and  guarantors will be subject to the following process and fees. The holding deposit is held against our expenses in processing applications, please note if an offer is made and later withdrawn, you may lose all or part of the initial offer payment. Please query prior to proceeding. 

VAT is not charged on the following fees:

Administration Fees - £180 per applicant + £85 per additional applicant

Processing and verification of all checks and documents including employer, landlord checks and drawing up tenancy agreements 

Holding deposit - £400

Referencing - £60 per applicant

All applicants and guarantors will be referenced by an independent referencing agency.

You will be required to complete an online application form.

The following references may be shown to our client in support of them making a decision to grant or refuse a tenancy

You are responsible for any administration charges imposed by your bank in our duty of obtaining references


We require a valid Passport and/or EU Driving Licence from each applicant before proceeding
(additional ID may be requested)

Proof of current address (dated within the last 3 months) - utility bill, council tax statement/demand,
bank statements, credit card.

Additionally we will require the most recent copy of original bank statements
(if not already provided as part of the above list), minimum period of 3 months (additional period may be requested). 

Offer acceptance stage

If your offer is accepted subject to contract the following payments must be made by cleared funds.
Although depending on our client instructions and requirements this may vary. Further rent payments are by standing order from one nominated UK account.


1st month's rent in advance

Security deposit - equals 6-8 weeks rent (less the £400 holding deposit already held)

All deposits held by Cooper Reeves for assured shorthold tenancies are protected by Tenancy Deposit Solutions Limited trading as mydeposits.


Guarantors will be subject to similar process of checks, admin and referencing fees as applicants

Cooper Reeves will obtain instructions upon the Landlord requirements in relation to the Inventory and Schedule of Condition.

Preparation by an independent inventory clerk will be charged according to the size and style of the property.

Studio / 1 Bedroom - £130

2 Bedroom - £135

3 Bedroom - £145

4 Bedroom - £165

5 Bedroom - £180

Arrears and Charges

Correspondence regarding late or non-payment of rent subject to £25 per letter

Cancellation and failure of payment instructions will also be subject to a £25 charge

Changes to Tenancy Agreement or Amendments

Once the tenancy has commenced should you wish to make any changes or amendments to the terms of agreement, pending the landlord agrees to your request, Cooper Reeves will draw up an addendum to the agreement.

Addendum - £85

This will be charged to the party requesting the amendment, although if agreed by both parties the cost may be shared.


Cooper Reeves reserves the right to amend its fees schedule and business terms  at the provision of reasonable prior notice being communicated
