Free professional photography and floor plan
Use any phrase if you will, it is true that a picture can say so much more than any words could ever hope to conjure. That is why we use professional photographers to produce photos and floor plans, at no additional cost to you.
We focus on getting you tenants who’ll pay their rent on time, every time, and will leave your property as they found it. So to make sure your tenants will be good as gold, we:
- carry out our own interview to assess potential tenants’ suitability for your property
- employ an independent referencing agency to carry out all the necessary credit checks
- ask for a deposit of 6-8 weeks (or a guarantor or 6 months’ rent in advance)
- can also arrange for you to meet or speak by phone to your prospective tenants so you can judge for yourself that you are happy with them (and we’ll even supply a list of questions to ask if required).
We make sure that we look after tenants properly, checking them in thoroughly and offering them access to our direct mobile numbers (if you opt for our Property Management service) – we believe that if we look after your tenants they will in turn look after your property.
We take care of the admin
Once the tenants have been approved, we take care of every aspect for you, including:
- Arrange Energy Performance Certificate (EPC)
- Administer the holding deposit
- Prepare tenancy agreement
- Arrange gas safety inspection
- Arrange Inventory and check in
- Transfer the utilities and council tax
£30 administration fee is charged on additional services, except tenancy agreement and transfer of utilities which are free. Contractor prices vary depending on instructions.
Tenant Only service is 10% of the gross rent, deducted at the start of the tenancy. VAT is not charged on Tenant Only service.
