Thanks to our bespoke approach to lettings, which offers a more personal service we’re able to look after you, your tenant and your property as you would want. In some occasions tenants prefer to rent properties that are professionally managed, due to the fact that the efficiency and the extensive database of contractors at an agents' disposal will far outweigh that of a self-managed property, this will sometimes help sway the tenants’ choice of property and expectations in knowing the property will be professionally managed.

Our tenancy agreement comes as standard. We will initially issue both parties with a draft agreement, the final version will then be sent out for electronic signatures allowing both parties to sign on any platform such as tablet, laptops, iPhone etc. wherever they are, allowing for a quick and smooth process.

Register Deposits Read More »

We will retain the equivalent of six weeks rent from your tenant and register it on your behalf with mydeposits, making sure you are compliant and your tenants can rest assured their deposits safe.

We will visit the property twice a year in order to verify the general order of the property and the proper conduct of the tenancy by the tenant. It will enable us to note any lack of repair or maintenance which should be brought to your attention. Although it will not constitute a structural survey it is helpful in assessing the general conditions and usage of property.

Upon receipt of account details and additional information, we will notify local council of the change of tenancy and notify gas, electricity and water service providers.

Repair Fund - Please note we will hold the sum of £250 from initial payments as a repair fund to be held against any payments of minor repairs within that amount. We will then retain enough money from each subsequent payment with such monies again being added to the repair fund to ensure it is maintained at the same level throughout the tenancy. 

£30 administration fee is charged on additional services, except tenancy agreement and transfer of utilities which are free. Contractor prices vary depending on instructions.

Property Management service is 14% of the gross rent, deducted at the start of the tenancy. VAT is not charged on Property Management service.
